| As Manhattan enters fall 2025, the residential real estate market reflects both resilience and recalibration. In Q2, closings surged to over 3,000—up 16.6% year-over-year—marking the highest level in nearly two years, while signed contracts across co-ops, condos, and 1–3 family homes rose 27.5%, 17.6%, and a staggering 106.7%, respectively. Inventory remains tight—listing supply ticked up just 3.1%, but months of supply declined to 8.2 from 9.2 a year ago, hovering around the decade average. Luxury is buoying the market. Closed deals in the top 10% jumped sharply, with condo contracts in the $10M–$20M band more than doubling. Luxury sales were overwhelmingly cash—69% of transactions in Q2 were paid outright, highlighting a divide between well heeled buyers and those relying on financing. Meanwhile, broader market patterns underscore seasonality and shifting sentiment. Contract activity and new listings are both trailing historical norms—mid July’s contract pace was 5% below seasonal benchmarks, even as limited supply continues to prop up the appearance of demand. As fall takes hold, September traditionally brings a surge in listings, but if a property fails to enter contract by mid October, competitive pricing adjustments become almost inevitable. On the borrowing front, mortgage rates have dipped slightly but remain elevated—30-year fixed rates are hovering in the high-6% range (around 6.56–6.58%)—their lowest since last fall but still burdensome for many buyers. While adjustable rate mortgages may ease further following anticipated Fed cuts, fixed–rate borrowing remains costly. |
